[Florida Code Talk] Big Box Dilemma

To Anyone,
Several years ago the college purchase a retail strip center that had previous had a Sam's Club and small retail storefronts which at the time of purchase had been converted into manufacturing and office space. The college moved into the office space, remodel the existing food service and company store into a café and bookstore and the remaining big box was used for warehousing. Now the college would like to come in and demolish a quarter of the existing warehouse in the middle of the building to construct a new two-story structure with a large open lobby area to the existing café and bookstore. We know we are going to have to build a new wall separating the existing warehouse to the new structure and it will need to be fire rated. My dilemma here does the rest of the existing warehouse have to be brought up today's building code and can we created an large open lobby between the new 2 story structure and the existing café and bookstore without a fire separation and not bring that portion of the building up to day's code. We have research this and the code is not fully clear on if we are required to do this or not. Also just for background information this original building was constructed in the early 80's.
Any information or help on this issue would greatly be appreciated.
