Unlike the 2001 code and the SBC code before that, not all tenants must have rated separation walls.  In B and S occupancies you can have as many tenants as you want without rated walls as long as the total space doesn't exceed 3000 sf.

708.3 talks about the required ratings



I always recomend metal studs with 5/8'' type "x" for separation even if it's under the 3000 sf rule.  That way if a large tenant takes over the small one next to them you already have a 1 hr wall between the new larger space and the next small tenant.

  To Everyone,
  I am trying to find the code section that discusses tenant separation and fire separation. The college had purchase a two story single tenant building that was converted into district offices. Since the building has been purchase the college is looking at leasing out other spaces in the building that we are not using. I know that when you have mixed tenant uses, even though they are still classified as business occupancy that there is still a need for both tenant and fire separation in the building especially for fire egress, but I can not find the code section for this requirement but I can find for the mixed use of a building with different occupancies. 
  If there is a section could please someone point it out or does this fall under the mixed use classification? Any help is appreciated, thanks.
